The features of the Databoard platform.
Mapping, project optimization, socio-economic profile, comparison between zones. Across 4 levels of granularity. With a confidence index on advanced analyses.
Progressive rollout to other markets. Sign up for the waitlist to be informed of the opening in your city.
Most tools on the market simply display average prices by neighborhood. Lycaon Data identifies what really makes these prices vary, so that every project, positioning or acquisition decision rests on measurable causes, not on averages.

The platform's entry point. An interactive heatmap to identify zones, compare trends and extract statistical indicators across 4 levels of granularity.
São Paulo heatmap, city level
4 levels of granularity
City, sub-prefectures, districts, neighborhoods.
Configurable filters
Market, property type, indicator, amenities.
Statistical distribution
D1, Q1, Median, Mean, Q3, D9.
Monthly price evolution
Time series by property type, with average, median, top 10% price options.
Typological analysis
Proportion of suites, bedrooms, parking spaces.
Amenities analysis
Number of parks, metros, favelas. Distance, travel time, distribution 0 to 2km+.
Real estate project optimization
Three econometric models to answer three questions that no market average can answer: which characteristic of my project generates the most value, how much my product should differentiate from its environment, and which urban amenities enhance my zone.
Key valuation factors
A 10% increase in surface area generates +8.4% on price. 1.33× the city average. In this area, surface area is a key driver.
For each property characteristic (surface area, suite, garage, pool, gym, and more), the module isolates the pure impact on price, controlling for all the other variables.
- Impact in % per characteristic
- Comparison to the city average (e.g.: 1.33× the average)
- Actionable textual interpretation
- Analysis confidence index (R²)
- Sample size
Price mimicry
Weak neighborhood effect. The property's value rests on its own characteristics, not on the neighborhood average.
Measures how much a property's price is determined by the prices of neighboring dwellings (strong mimicry, coefficient close to 0.25) or by its own characteristics (weak mimicry, coefficient close to 0).
- The mimicry coefficient on a scale of 0 to 0.25
- A textual interpretation of the dynamic
- The confidence index
- The sample size
Effect of urban amenities
Effect on prices
Proximity to Parque da Aclimação generates an average uplift of +3% at 200-300m, reaching +21% within 50m.
Illustrative values, not representative.
Models the impact of proximity to an urban amenity (park, metro station, hospital, school...) on the sale price of properties.
- % value added by distance band (<50m to 2km+)
- Textual interpretation of the decay curve
- Confidence index and sample size
- Comparison between several amenities
Socio-economic profile
Cross-reference the market reading with the territory's profile. Six quality-of-life dimensions and four demographic indicators to validate that your project is consistent with the local context.
Quality-of-life scores
Health, safety, wealth, education, job diversity, housing. Scale 0 to 100, weighted general score.
Demographic indicators
Total population, surface area, density, demographic growth.
Full granularity
Available at city, sub-prefecture, district and neighborhood levels.
Comparison between zones
Compare two zones side by side, at any geographic level. All the platform's indicators and analyses displayed in parallel.
- Avg. area150 m²
- Quality-of-life score87,7
- Mimicry0,07
- Growth-0,45%
- Avg. area197 m²+31%

The comparison brings together in a single view:
- Descriptive indicators (average price, distribution D1 to D9, surface areas, typology, amenities)
- Optimization modules (key factors, mimicry)
- Socio-economic profile (scores and demographics)
- Monthly price evolution
